Sliding Driveway Gate Off Its Track: What Went Wrong

A slider does not jump the track without a reason. Finding the reason is the difference between a repair and the same repair again in six months.

Driveway Gate Off Track Repair

Debris is the usual suspect

Gravel, leaves and the mulch that washes out of a bed after rain all end up in the track. A heavy gate riding over a stone will lift, and once it lifts it can come off.

This is the cheapest cause and the easiest to prevent. A brush along the track once a month costs nothing.

Worn rollers

Rollers are consumable. They flatten, seize and eventually break up, and a gate on failing rollers runs noisy and slow before it runs off.

If your gate has been getting louder over the last few months, it was telling you this was coming.

A footing that settled

Track has to be dead level. If the concrete under one end has dropped even slightly, the gate is fighting a gradient every cycle and the rollers take the punishment.

This is the expensive one, and the reason we look at the whole run rather than just refitting the gate and leaving.

Why it matters that it is diagnosed properly

Lifting a gate back onto its track takes ten minutes. If the cause was a settled footing or a worn roller, it will be off again shortly and the second failure usually damages something.

We check the track, the rollers, the guides and the footings before quoting, because the fix depends entirely on which of those failed.

Cantilever as an alternative

On entrances that collect debris or sit on a slope, a cantilever gate carries on rollers set back along the fence with nothing on the ground at all.

It costs more and needs run-back room, but on a problem entrance it removes the failure mode entirely.

What to know about driveway gate repair in Glendale

What Driveway Gate Repair Glendale usually involves

The first thing we check on a Glendale callout is whether the leaf is still square and whether the post has moved. Almost everything else follows from those two answers.

A gate is a moving assembly, so we look at it moving. Hinges, rollers, tracks, latch alignment and the post itself all get checked before anyone quotes a part.

Repair or replace?

We would rather fix what you have than sell you something new. Telling a Glendale customer their fence has years left in it is a shorter conversation, but it is the one that gets us called back.

Replacement makes sense when several posts have gone along the same run, when the frame has racked out of square, or when repeated repairs have already cost more than half the price of new. Short of that, repair almost always wins.

How long it takes

A repair is often the same visit. A new gate takes longer because it is built to your opening, and the posts need to be set and cured before it hangs.

Repairs are usually one visit. Fabrication work depends on the gate, and we will give you a realistic date rather than an optimistic one.

Working across Los Angeles County

Most of our work is within a short drive of Glendale — Burbank, Cahuenga Pass, La Canada Flintridge and the rest of Los Angeles County. We are not sending someone across the county to look at your fence.

Glendale sits within our regular working area alongside Burbank, Cahuenga Pass and La Canada Flintridge. Being local matters more than it sounds: it is the difference between coming out this week and coming out next month.

What Los Angeles County weather does to it

Heat, damp and grit are what wear a gate out. Tracks fill with debris, hinges dry out, and the ground under the posts moves enough through the year to change how the gate sits.

Coastal air reaches further inland than people expect and finds any gap in a coating. On steel that means rust starting at the welds and the cut ends first.

Choosing someone in Glendale

Find out whether the gate is being built to match what is already there, and how close it will actually get. Honest answers about that are a good sign.

Ask what the hinges are rated for against the actual weight of the leaf, and how deep the gate post is going. Undersized on either is why gates start dragging.

Can you repair it, or does it need replacing?

If the frame is square and the posts are sound, it is a repair. We tell you honestly which side of that line your gate sits on before quoting anything.

How quickly can you come out?

For a gate that will not close or lock we try to get there the same or next day. It is a security problem, not just an inconvenience.

Do you work on gates you did not install?

Most of what we repair was put in by somebody else. We are not precious about it — we just fix what is wrong.
