What actually fails on a gate

Almost every gate fault we are called to traces back to one of four things: the post, the hinges, the running gear, or the operator. Everything else is a symptom. A gate that will not latch is rarely a latch problem, and a gate that grinds is rarely a motor problem.

The post is the usual culprit. Los Angeles soil moves — it dries hard through summer and softens through the winter rains — and a post that was set shallow or without enough concrete tilts a fraction. At the hinge that is nothing. At the far edge of a twelve-foot leaf it is an inch, and an inch is the difference between latching and not.

The faults we see most, in order

Sagging leaf. The gate drops at the latch side and starts catching on the driveway. Cause is almost always the post, occasionally worn hinge pins on a heavy gate. Re-hanging without fixing the post buys you a month.

Off-track slider. Debris in the track, a worn roller, or a footing that has settled. A slider will tell you it is unhappy long before it stops — it gets noisier, then slower, then it starts reversing halfway.

Dead operator. Often not the operator. Check the power, then the safety sensors, then the remote battery, before anyone quotes you for a control board.

Gate opens but will not close. Nine times out of ten a photo eye is misaligned, dirty or failed. The system is doing exactly what it is designed to do with the information it has.

What it costs in Los Angeles

A hinge or latch replacement on a pedestrian gate is a small job. Resetting a driveway gate post in concrete is a bigger one because it involves breaking out, re-setting and waiting for the concrete to cure before the gate goes back on. Operator repairs sit somewhere between, depending on whether the fault is a sensor, a board or the motor itself.

Repair or replace?

If the frame is square and the posts are sound, repair almost always wins. Hardware, rollers and operators are replaceable parts on an otherwise good structure. Replacement makes sense when the frame has racked, when a wooden gate has rot through the stiles, or when repeated repairs have already cost more than half a new gate.

What you can check before calling

Push the gate by hand with the operator disengaged. If it is heavy, binding or dragging, the problem is mechanical and no amount of operator work will fix it. Look at the bottom of the posts for movement, rust or rot. Wipe the photo eyes. Those three checks tell us more than a ten-minute phone description.
